In Florida, there are three causes of action to remove an unwanted tenant from rental property, depending on facts, including whether a lease exists or not.
- Eviction, when there is or was a lease;
- Ejectment, when there is no lease;
- Unlawful Detainer, when no permission to be on the property was given by property owner.
Facts and circumstances can change the type of tenant removal.
